What is the Unique Registration Number NRA and how does it affect my listing in Spain?
If you're offering short-term rentals in Spain, it's now mandatory to register your property through a new national system and obtain a Unique Registration Number (NRA) for each unit. This guide will help you understand what the NRA is, how to obtain it, and how to upload it to your Holidu account.
What is the NRA and the Ventanilla Única Digital?
- The Ventanilla Única Digital de Arrendamientos is an official platform created by the Spanish Ministry of Housing. It centralizes the registration of all short-term rental properties in Spain.
- The NRA (Número de Registro de Alquiler) is a unique identifier that every property used for short-term rentals must have to be listed legally on any rental platform, including Holidu.
How do I obtain a Unique Registration Number (NRA)?

Prepare your documents
Before you start the application process, gather the following documents:
- Código Registral Único (CRU)
- Cadastral Reference (or Boat ID if applicable)
- Any local license or tourist authorization required by your region
Note: Please be advised that there may be a fee associated with obtaining the number.
Apply online step-by-step
Step 1: Access the official registration platform
Go to the Sede Electrónica del Colegio de Registradores. You must be subscribed to the online filing service of the College of Registrars. If you are not yet subscribed, register by clicking the corresponding link.
Step 2: Log into your account
If you are already registered, log in using your digital certificate, as it is the best option for completing the process online.
Step 3: Select the NRA option
Select the option "Número de Registro de Alquiler" from the menu.
Step 4: Choose online presentation
Click on "Presentación Telemática" and start filling out the form.
Step 5: Select new registration type
At the point where you're asked what you wish to do, select "Nueva Presentación." Then, in the next step, choose the option "Asignación de Número de Registro de Alquiler de Corta Duración."
Step 6: Download the application form
Click on "Descargar instancia de presentación" so you can start filling out the application form with the details of your property.
Step 7: Fill out the application form
Fill out all the mandatory fields with the following information:
- The form needs to be filled out with the owner's information. It's also possible for a representative to upload the form on behalf of the owner. In that case, there's a section where you can enter the representative's information.
- The points "Expone" and "Solicita" are automatically filled out.
- It's necessary to fill out the field "CRU: Código Registral Único."
- Identify the address of the property: as you write the address in the field, it will show you some options. Once you choose the correct one, the location will be shown on the map, and the rest of the fields will be filled out automatically.
- Add your cadastral reference.
- Continue filling out the specific details of your property.
- Add the place, date, and to sign you'll need to have "Autofirma" installed.
- Finally, download the document so you can include it in the documents of the request.
Step 8: Upload supporting documents
Continue with the last points of the application, and include as an attachment the form that you previously filled out and downloaded. Be sure to also include a copy of your vacation rental license (licencia de alquiler vacacional) and/or the "declaración responsable" (if applicable).
Step 9: Save and continue
After filling out everything, click on "Guardar y continuar."
Step 10: Sign and submit
Make sure to sign all the documents, and then click on "Enviar."
Step 11: Confirm submission
You will see a confirmation that the application was submitted correctly.
Step 12: Receive your temporary NRA
You'll receive an email with a link that will take you to the "Sede Electrónica." On the right side, there's an option to download a PDF document with a temporary NRA, until you have the final one.
Receive your NRA
- A provisional NRA will be sent by email.
- Once approved, it will be validated as final.

How to upload the NRA to your Holidu Account?
Once you have obtained your NRA, you need to upload it to your Holidu account. Here are two methods to do this:
Method 1: Through General Information
Follow these steps to add your NRA through the property's general information:
- Log into your Holidu account
- Select the property that you want to update.
- Click on "General Information" and select "edit."
- Scroll down, enter the NRA and click on "Save."
- Submit the NRA for each property.
Method 2: Using the Top Banner Prompt
You can also add your NRA quickly using the banner prompt at the top of your Holidu Host Account:
- In your Holidu Host Account, you'll see a banner at the top reminding you to add your NRA.
- When you click on "Check the list," it will take you to a page where you can enter the NRA for each of your properties. After that, click on continue and you're all set.
- If the number is incorrect, you'll see an error message.
NRA Exceptions
If a property is exempt from having an NRA, the corresponding NRA field will be hidden in your Holidu account.
If the system detects that the property is not exempt from having an NRA, the NRA field will be marked in red with the label "Required field". To add the NRA, you only have to click on the provided link.
Rural Properties
At Holidu, we follow the interpretations published by the Spanish central government and the Autonomous Communities (CCAA) to determine whether an NRA number is required at the time of publication.
Examples of properties that currently do not require an NRA number
Cantabria:
- Rural Houses (CR)
- Rural Inns (PR)
Catalonia:
- Rural establishments with licenses: PL, PCC, PT, PG, PTE, PB, and PVA
Balearic Islands:
- Agrotourism properties (AG)
- Inland tourism properties (TI)
Canary Islands:
- Emblematic Houses (A-35)
- Rural Houses (CR)
Important note: Interpretations may change over time depending on agreements between the Autonomous Communities and the central government, so always verify the most recent guidance when in doubt.
Mandatory Requirements for Property Publishing
Properties cannot be published without a correctly entered NRA—any missing or incorrect entries will prevent the listing from going live. This is a critical requirement for all short-term rental properties in Spain listed on Holidu.
Make sure your NRA is:
- Correctly formatted according to the official requirements
- Valid and verified by the Spanish authorities
- Accurately entered in your Holidu account
