Greek Regulations on Short-Term Rentals (STR)

In 2024, the Greek government introduced new regulations affecting the Short-Term Rentals (STR) sector. Below are answers to the most common questions to help you adjust to these changes.

What are the latest changes?

The Vagrancy Fee (0.5%): This fee supports the development and maintenance of infrastructure and public goods in the tourism industry.

The Climate Resilience Fee: This fee funds environmental protection initiatives and resilience against the climate crisis. For more details, visit the official Climate Resilience Fee page.

Registration for hosts with 3+ properties: If you manage three or more properties, you must register as a business or legal entity.

How do I know if I need to comply with these changes?

If you lease your property in Greece for short-term rentals, these changes apply to you.

Which bookings are affected?

All check-ins from 2024 onwards, regardless of when the booking was made.

Who pays the Vagrancy and Climate Resilience Fees?

As the host, you are responsible for remitting both fees to the authorities.

  • The Climate Resilience Fee is collected from your guests, and it must be listed as an additional fee on your property listing.
  • The Vagrancy Fee is not directly charged to your guests. It is calculated from the booking value and is borne by you as an additional cost.

I have guests who were not informed of the Climate Resilience Fee at the time of booking. How can I inform them?

Please contact your guests directly through your preferred channel and inform them about the exact fee and payment method (cash, bank transfer, PayPal, etc.).

What actions are needed to update my properties?

  • Make sure the Climate Resilience Fee is correctly configured for every property with the updated rates set by the government.
  • The Climate Resilience Fee depends on each property and season. For details, visit the official Greek government page.
  • Note that configurations may only allow one standard fee for the whole year. It may not be possible to set different fees per check-in month.

I have 3 or more properties on my platform. Do I need to do anything else?

Consult your local tax advisor about registration requirements.

If registration is needed:

  • As an individual company, your name remains your business's legal name.
  • As a legal entity, a new legal name might be required, which means a new account and property migration. The migration does not affect existing bookings, billing, or payment details.
