Since 2024, Greece has required short-term rental hosts to pay new fees and meet registration rules. This FAQ explains what applies to you, how the Climate Resilience Fee works, and how it is collected on Holidu and on each booking channel.
What are the latest changes to short-term rentals in Greece?
Three rules now apply to short-term rentals in Greece:
- Climate Resilience Fee (also called the Greek eco tax): a fixed fee charged per night, per unit, that funds environmental protection and climate resilience. Guests pay it. Official AADE information
- Vagrancy Fee (0.5%): supports tourism infrastructure. It is calculated from the booking value, and you pay it yourself. Guests are not charged.
- Registration for hosts with 3 or more properties: you must register as a business or legal entity.
Who does this apply to?
It applies to every host who rents out a property in Greece on a short-term basis. It covers all check-ins from 2024 onwards, regardless of when the booking was made.
How much is the Climate Resilience Fee?
The fee is charged per night and per unit, not per person. The amount depends on the season and the type of property:

- Stays that cross seasons: each night is charged at the rate of the season it falls in. For example, a stay from 30 October to 2 November costs €8 + €8 + €2 = €18. The check-out day is not charged.
- A house split into separate apartments is not a detached house. Each apartment pays the standard €8 / €2, even if the whole house is booked together.
How do I set up the fee for my property?
Set the fee in the Host app under Fees & Taxes, with one value for the high season and one for the low season.
- Existing eco tax setups: if you already had the eco tax configured, we have moved your property to the new seasonal setup and filled in values based on unit size. Please check that they are correct.
- One rate per property: the fee is set once for the whole property and applies to every unit automatically. You cannot set different rates for individual units.
- Complexes of separate houses: if at least one house is a detached house over 80 m², use the higher rate (€15 / €4) for the whole property so that no unit is undercharged.
- When you save the fee, you confirm that: the amounts are correct, you are responsible for paying the fee to the Greek tax authorities, and booking channels may share tax and booking details with the tax authorities.

Who collects the fee from the guest?
In most cases, you no longer collect the fee yourself. It is charged to the guest online when they book, and the full amount reaches you with your payout.

On Check24 and HomeToGo, we will switch to online collection once those channels support seasonal rates. Until then, keep collecting the fee on site for bookings from these two channels. In each booking's details, you can always see whether the fee was already paid online or whether you still need to collect it on site.
Do I have to pay the fee to the tax authorities?
Yes. Whichever channel a booking comes from, you as the host are responsible for paying the Climate Resilience Fee to the Greek authorities. Holidu and the booking channels collect the fee from the guest and pass it to you, but they do not pay it to the authorities on your behalf.
Does Holidu take commission or add VAT on the fee?
No. Holidu takes no commission on the Climate Resilience Fee, so you receive the full amount. The fee is shown as a separate line, apart from the rent and VAT.
What happens if a guest cancels?
- Cancellation before arrival: the fee is refunded to the guest in full, because no nights were stayed. This applies even if the rest of the booking is non-refundable.
- Cancellation during or after the stay: the fee is refunded only if it is higher than the cancellation fee.
My guest booked before the fee was charged online. What should I do?
For bookings where the fee was not collected online, the booking details show that it is still to be paid on site. Contact the guest through your usual channel, and tell them the exact amount and how to pay (cash, bank transfer, etc.).
I have 3 or more properties. Do I need to do anything else?
Ask your local tax advisor whether you need to register. If you do:
- As an individual company: your name stays as your business's legal name on Holidu.
- As a legal entity: you may need a new legal name. This means opening a new Holidu account and moving your properties to it. The move does not affect existing bookings, billing, or payment details.
