How to Change the Property Owner
Changing the property owner on Holidu means transferring your property from one account holder (host) to another. This ensures that all payments, invoices, and management responsibilities are correctly assigned to the new owner. Here's everything you need to know about this process.
What "Changing the Owner" Means
In Holidu, the "owner" refers to the account holder responsible for the property. When you change the owner, you're moving the property from one host account to another host account.
- The new account holder must have a separate, signed contract with Holidu
- Only one property can be transferred at a time
- The process affects how bookings, payments, and invoices are managed going forward
Rules and Conditions
Before requesting an ownership change, review these important conditions:
- One property transfer at a time: Bulk transfers are not available
- Independent contracts required: The new account holder must have their own signed contract with Holidu, separate from the previous owner's agreement
- Invoiced bookings cannot be migrated: Bookings that have already been invoiced and paid out to the previous account holder remain with them
- Non-invoiced bookings can be migrated: Bookings confirmed before the transfer but not yet invoiced may be migrated with an explicit request to our team
- Onboarding fee consideration: If the onboarding fee has already been charged to the previous account holder, it won't be charged again. If not yet charged, it will be deducted from the new owner's first payout after their initial booking
Impact on Payments and Invoicing
Understanding how the ownership change affects your finances is crucial:
- Previous account holder: Receives all payouts and invoices for bookings confirmed before the ownership transfer date
- New account holder: Receives all payouts and invoices for bookings confirmed after the transfer date
- Booking migration: Existing bookings not yet invoiced can be moved to the new account upon request, with payouts and invoices then directed to the new owner
Note that bookings created before the transfer may have limited visibility in the new account. If you need these bookings to appear in the new account holder's dashboard, you must request a booking migration explicitly from our team.
How to Request the Change
To transfer ownership of your property to a new host, please reach out to us using the Holidu Assistant. Our team will guide you through the process and handle the technical transfer of your property to ensure everything is set up correctly.
When you contact us, have the following information ready:
- Your current account details
- The new account holder's information
- Confirmation that the new account holder has signed their contract with Holidu
- Details about any bookings that need to be migrated
Important Considerations
Booking visibility: After the ownership change, bookings created before the transfer date may not automatically appear in the new account. The new account holder won't inherit previous booking data unless specifically migrated by our team.
Guest communication: Ensure all guests are informed about the ownership change to prevent confusion regarding check-in procedures, payments, or messaging with the property manager.
Record accuracy: For legal and tax purposes, verify that all account holder details match your official records before finalizing the change.
