How to Change the Property Owner
What "Changing the Owner" Means
Changing the property owner in Holidu means transferring your property from one account holder (host) to another. The owner is the account holder responsible for the property, and this process ensures that payouts, contracts, and all responsibilities are correctly assigned to the new host.
Rules and Conditions
Before requesting a property owner change, it's important to understand the key rules:
- One property at a time: You can only transfer one property per request. Bulk transfers are not available.
- Independent contract required: The new account holder must sign their own separate contract with Holidu, independent of any previous agreements.
- Bookings before the change: All bookings confirmed before the migration date remain invoiced and paid to the previous account holder.
- Bookings after the change: All bookings confirmed after the migration date are invoiced and paid to the new account holder.
- Onboarding fee: This fee is charged only once per property. If it was already charged to the previous owner, it will not be charged again. If it hasn't been charged yet, it will be deducted from the new owner's first payout after their first booking.
Impact on Payments and Invoicing
Understanding the payment structure after ownership change is crucial for both the previous and new account holders:
- Previous account holder: Receives all payouts and invoices for bookings confirmed before the migration date.
- New account holder: Receives all payouts and invoices for bookings confirmed after the migration date.
After the ownership change, bookings made before the migration may have limited visibility or may not appear in the new account. The new owner does not automatically inherit booking data from the previous owner. If you need access to previous bookings under the new account, you must request this explicitly from the Holidu Team.
