What "Changing the Owner" Means

In Holidu, the owner is the account holder (host) responsible for the property. Changing the owner means transferring a property from one host account to another. This ensures that payments, contracts, and management responsibilities are correctly assigned to the new account holder.

Rules and Conditions

Before requesting a property owner change, it's important to understand the following requirements:

  • One property at a time: You can only transfer one property per request. Bulk transfers are not available.
  • New contract required: The new account holder must sign their own separate contract with Holidu.
  • Invoiced bookings cannot be transferred: Any bookings that have already been invoiced and paid out to the previous owner will remain with them.
  • Uninvoiced bookings can be migrated: Bookings confirmed before the migration but not yet invoiced may be transferred to the new owner with an explicit request.
  • Onboarding fee applies once: This fee is charged only once per property. If already paid by the previous owner, it won't be charged again. If not yet charged, it will be deducted from the new owner's first payout.

Impact on Payments and Invoicing

Understanding the financial impact of changing property ownership is crucial:

  • Previous owner: Receives all payouts and invoices for bookings confirmed before the migration date.
  • New owner: Receives all payouts and invoices for bookings confirmed after the migration date.
  • Booking migration: Bookings made before the migration but not yet invoiced can be migrated upon request. Once migrated, the new owner receives the corresponding payouts and invoices.

To transfer ownership of your property to a new host, please reach out to us using the Holidu Assistant. Our team will guide you through the process and ensure a smooth transition.

Important Considerations

  • Booking visibility: After the change, bookings made before the migration may have limited visibility or may not appear in the new account. The new owner does not automatically inherit previous booking data.
  • Booking migration is manual: There is no automated process for transferring existing bookings. You must explicitly request booking migration from Holidu if you want pre-migration bookings to be accessible under the new account.
  • Guest communication: Make sure to inform guests about any account or ownership changes to avoid confusion regarding check-in, payments, or messaging.
