What "Changing the Owner" Means
In Holidu, the "owner" refers to the account holder (host) responsible for the property. Changing the owner means transferring the property from one account holder to another. This transfer ensures that payouts, contracts, and management responsibilities are correctly assigned to the new host. The process requires the new account holder to sign their own independent contract with Holidu.
Rules and Conditions
Before requesting an ownership change, familiarize yourself with these important guidelines:
- One property at a time: You can only transfer one property per request. Bulk transfers are not available.
- Independent contract required: The new account holder must sign a separate, independent contract with Holidu.
- Invoiced bookings cannot be migrated: Any bookings that have already been invoiced will remain with the previous account holder and cannot be transferred.
- Onboarding fees: If the onboarding fee was already charged to the previous account holder, it won't be charged again. If it hasn't been charged yet, it will be deducted from the new account holder's first payout after their first booking.
- Booking visibility: After the transfer, the new account holder may have limited or no visibility of bookings made before the migration date.
Impact on Payments and Invoicing
Understanding how the ownership change affects your payments is crucial for financial planning:
- Previous account holder: Receives all payouts and invoices for bookings confirmed before the transfer date.
- New account holder: Receives all payouts and invoices for bookings confirmed after the transfer date.
- Booking migration option: Bookings made before the transfer but not yet invoiced can be migrated to the new account holder. However, this is not automatic and must be explicitly requested through the Holidu Assistant. Once migrated, payouts and invoices for those bookings go to the new account holder.
