How can I set extra fees?
If you charge extra fees for your property, guests need to know the exact amounts upfront. By law, all fees must be communicated before a booking is confirmed. You can manage all extra fees directly in your Holidu listing's "Additional fees & Protection" section.
Additional Fees
You can set several types of fees for your property:
Cleaning fee
A fixed amount you charge guests for end-of-stay cleaning. Guests pay this amount at the time of booking through the channel used for the reservation, never on-site.
Security deposit
A fixed amount collected to cover potential damage to your property (recommended). It must be charged before or at check-in and is refunded unless damage occurs. For Airbnb bookings, this is handled under their AirCover protection.
Additional fee per guest, per night
An extra charge for each guest beyond a certain number (up to your property's maximum capacity). This allows you to offer lower prices for smaller groups while keeping the full property available. Per-guest fees apply uniformly across all seasons and cannot be set seasonally.
How to size the additional guest fee: Divide your configured nightly price by the minimum occupancy. For example, if your property sleeps 14 guests with a base price of €200 per night for 8 guests, €200 ÷ 8 = €25 per extra person per night is a sensible upper limit. You can choose a lower amount, but setting it higher tends to reduce competitiveness.
Taxes
Any mandatory governmental or regional tax (Eco tax, Tourism tax, Camping tax, or Other tax).
Important tax details:
- The amount valid on the day of check-in (per local regulation) applies, even if it changed since the booking was made
- We suggest printing the current local regulation and displaying it at your property so guests are aware
- Depending on the channel or region, taxes may be collected on-site or included automatically in the booking price
- In some municipalities, Airbnb collects and declares the City Tax on your behalf (not valid in all locations)
How to set these fees
- Log in to your Holidu account and select the property you want to edit
- Go to Configuration → Additional fees & Protection, then click Edit
- Enter the fees you want to apply
- Click Save at the bottom of the page when you're done
Amenities with extra fees
In the "Additional fees & Protection" section, you can also set charges for certain amenities, including:
- Bikes and E-bikes
- Electricity fee
- Pets fee
- Bed linen
- Towels
- Beach and pool towels
- Breakfast
- Crib
- High chair
Important: Booking.com automatically charges guests for additional fees such as bed linen, towels, and electricity. Airbnb automatically charges for bed linen. If you've set additional fees for these amenities, they'll be charged to the guest automatically on those channels. For other channels, additional fees may need to be collected on-site.
You can review the details of each booking in the "Bookings" section of your Holidu account to see which fees are charged by the channel (and already paid by the guest) and which fees you collect on-site.
Non-configurable fees
Some fees—like late check-in, late check-out, or special service charges—cannot be configured directly in your Holidu account. However, you can include these details in your property description, allowing you to add any relevant information about on-site charges or specific service fees in your own words.
Remember: By law and per channel rules, you cannot charge fees based on consumption units (such as per kWh, litre, or kg). All fees must be set per night or per stay.
