Designed for Comfort & Style The suite includes: A plush king bed with premium linens A king-size pull-out sofa for additional guests A private en-suite bathroom with high-end finishes Smart TV & high-speed WiFi Shared First-Floor Common Areas As a suite guest, you’ll enjoy access to the beautifully preserved first-floor common areas of The Royce on Pelham, including: A sophisticated parlor A grand living room with 65” Smart TV A formal dining room ✨ A butler’s pantry, refrigerator, and microwave Please note: The main kitchen and stove are not accessible when the home is operating as a shared hotel.

Suite guests may use the microwave, refrigerator, and butler’s pantry, but the main kitchen and stove are off-limits when the property is functioning as a shared hotel. • Laundry is not available for suite stays (exceptions may be made only in special circumstances). • A required pet screening is mandatory for all guests — even if you aren’t bringing a pet. • Approved pets are subject to a $50/night per pet fee + $150 cleaning fee per pet, limit 1 pet per suite, 25lb max, and pets may not be left unattended. • Quiet hours and shared-space etiquette are expected so all guests can enjoy a peaceful stay. • Courtyard, dining room, parlor, and living room are shared common areas for all guests. • Entry to your suite and the building uses the same smart lock code provided prior to arrival. • No smoking or vaping inside the property — fees apply for violations. • Only registered guests are allowed on the property unless previously approved.
